You’ve chosen to sell your home on your own and we certainly can respect your decision to do so. While this could save you thousands of dollars, there are quite a few obstacles and pitfalls that can make it a daunting experience.
We've prepared this page on our website to help you find the information, tools and documents you need to help get your home sold for top dollar, in the shortest amount of time and with the least amount of surprises.
There is a good chance your buyer prospects will be represented by a Realtor. You should be familiar with some of the documents that you may see during the course of marketing and selling your home.

Below are some documents that all sellers should be familiar with before putting a home on the market and meeting with prospective buyers who may be represented by a Realtor or agent. You can download some of these directly from here, while others are available by request only. (These documents are samples and should not be relied upon as legal and/or current.)

Seller’s Real Property Disclosure Statement
You may be asked to complete a seller's real property disclosure. Sellers are required to disclose anything about a home that may materially affect the value.

Residential Sale and Purchase Contract
The main document used by the Florida Association of Realtors. Most buyers are represented by a REALTOR®, so chances are this is the document you’ll see when an offer is presented (if you are agreeing to compensate a buyer’s agent for bringing you a buyer). My advice is to review this document in advance so that you know what to expect.

Hud-1 or Settlement Statement
This is the document that, at closing, itemizes the closing costs for the both buyer and seller, funds due to (or from) the seller, funds due from the buyer, and other important information. It is in your best interest to be familiar with this document long before closing. You should know which costs are normally paid by the buyer and which are normally paid by you, the seller. Contact me and I’ll be happy to prepare an estimate of your closing costs.
Complying with the Lead-Based Paint Law: Notice to Seller.
If your home was built before 1978 you should know what is required of you concerning disclosures of lead-based paints in your home. The buyer has a right to inspect your home for the presence of lead-based paint.

Comparative Market Analysis
This report compares recently sold homes that are similar to yours as well as similar homes that are currently on the market (MLS). You should be very well versed in recent area sales and know what your competition is. Having this report available for your buyers shows that you’ve done your homework and that your home is probably priced at or near market value. Have this report readily available to support your asking price and your knowledge of the local market.

Neighborhood Sales Data
While sales data are available through the county public records, active listings will help you to know what your competition is offering. Buyers will be comparing your home to these other current MLS listings as well as other FSBOs. Using your address as a basis, I'll send you all recent sales activity as well as current listings in your area. This is a simplified version of a CMA. Neighborhood Report request.
